Inspector’s Report
When the Inspector has finished, he will write up the report. He will go through this report in detail with you pointing out any areas of concern. The report is generally divided up into sections, for example structure, electrical and plumbing. The format may vary from inspector to inspector. If the inspector turns up any issues, he may refer you to a specialist to investigate the issue more thoroughly. For instance, if it is an electrical issue, he may refer you to an electrical specialist. The problem may be big or small and you may choose to ignore it, however, at this point you will need to make a decision on how you want to handle this problem. You may want the issue resolved prior to closing or you may wish to negotiate the price down and fix the problem yourself when you move in. If the offer was contingent on a trouble free inspection, you may be able to pull out of the deal altogether if you feel so inclined.
