| Negotiating
the Deal |
The fun can often begin once
the offer is presented to the seller for review. The
offer needs to be presented to the seller and seller's
agent by your agent. It needs to be in written form.
It is very rare for an offer to be accepted by the seller
immediately. This is in part due to the fact that it
is also very rare for the asking price and terms the
seller is hoping for to be met in the first offer. Thus
the negotiations begin. As offers from the buyer and
counteroffers from the seller continue, the back and
forth process of negotiation goes on until a deal is
made or the seller accepts another offer or one of the
parties quits.
Negotiation skills are like fine art. It is often
in the best interest of the buyer to allow the agent
to conduct the negotiations based on direction from
the buyer. The agent is accustomed to negotiating and
serves as a buffer between the buyer and seller. It
is one of the basic skills agents need to have. The
buyer will often find it easier to ask the agent to
make demands on the seller rather than do it himself.
Negotiation is all about give and take. In a successful
negotiation both parties compromise to some level and
both parties come out happy.
