If you are reading this guide
it is safe to assume that you have experienced the joys
of being a homebuyer and a homeowner. Now you will need
to prepare yourself to be on the selling end of the
transaction. Depending on whether it is a buyers
or a sellers market you will need to be prepared
to invest some time to prepare your house for sale.
In a sellers market your home may be sold in a
matter of days at the price it was listed at or maybe
even at a higher price. In a sellers market you
may not need to do much preparation like repairs or
painting however it is certain that if you do these
things you are more likely to get or even exceed your
asking price. In a buyers market it is strongly advised
to prepare the home for sale by making necessary repairs
and generally cleaning the house up. Remember that in
a buyers market your home will be in competition
with the many other properties that are for sale so
you will need to make sure your home has every competitive
advantage.
Keep in mind that this is a business transaction
and you will need to develop thick skin to get through
the process sane. Think of the dozens of muddy footed
people trudging through your home, criticizing the décor
and the furnishings you spent endless hours getting
just right. Remember there are as many different types
of decorating styles as there are people so do not take
any of this personally. You probably did not like many
of the decorating aspects of your home when you first
moved in and changed it to suit your style as time went
by.
It is advisable to do a sanity check with yourself at
this stage also before the For Sale signs
go up. Ask yourself basic questions such as why do you
want to sell anyway? Are you sick and tired of having
only one bathroom for a family of four or is your home
just too small for the number of people in your family?
Maybe you are being transferred and have no choice but
whatever the reason you cannot simply stick a sign in
the front yard and hope for the best. You will need
