The offer needs to include the following at the very least:
  • Name of buyer and seller

  • Name of brokers involved

  • Address and legal description of property - This need to be the address as per government records

  • Offer price, deposit or earnest money amount and down payment amount

  • Loan type and time limit for obtaining financing and closing on the home

  • Contingencies - this will probably include the contingency that the offer is valid only if the buyer can obtain financing and is a pretty standard contingency

  • Terms - this includes such things as what personal property is included
